Goodman unveils new masterplan for Glasgow’s Central Quay

- Huge potential for large scale relocations -

A new vision for the development of a prestigious riverside business park has been unveiled in Glasgow by global integrated property group Goodman. Goodman, the UK's leading business park developer, has officially launched its masterplan for future phases of office development at the Central Quay Business Park on the banks of the River Clyde, promising a flexible approach to the design and development process.

Located within Glasgow’s International Financial Services District (IFSD), near to the Kingston Bridge, Central Quay combines all the advantages of a high quality, masterplanned business park, with a city centre location. Goodman appointed leading architectural practice Keppie Design to comprehensively review the masterplan and development proposals at Central Quay last year. The result is a highly flexible masterplan, offering large floorplate buildings which could range from 30,000 to 250,000 sq.ft. and are ideally suited for medium to large companies planning a move to new-build offices in the city. In total the site could accommodate an additional 500,000 sq.ft. and will offer generous basement car parking beneath a podium deck. Central Quay is minutes away from the city’s motorway and expressway network, situated in close proximity to Anderston Station and is also less than seven miles from Glasgow International Airport.

The next steps in the masterplan process involve progressing the design of individual buildings, looking in detail at access arrangements, finalising phasing plans and securing a new planning consent for the scheme.

The 11-acre business park, which is owned by the Arlington Business Parks Partnership, and managed by Goodman, is already home to a number of companies and organisations such the Association of Chartered Certified Accountants (ACCA); GE International; NHS Scotland and Scottish Daily Record and Sunday Mail Ltd, who together occupy 158,000 sq.ft. of office space and employ almost 1,000 staff.

Niall McGilp, regional development director for Goodman in Scotland, said: “Central Quay is already a successful business location which has attracted a wide range of high profile companies.  We are looking to build strongly on that with the new flexible masterplan, which can offer customers large floorplate buildings, with generous car parking on a well connected business park.

“At Central Quay we are able to accommodate large scale projects in a central location. On top of that Goodman has an unrivalled track record of working with clients to deliver new office buildings which meet their exact specifications - all within 18-24 months.”

Richard MacDonald, Director at Keppie, said: “We have designed a truly flexible masterplan for Central Quay and with over 500,000 sq ft of new office space available, with the potential for additional retail and commercial development. The vision for the business park sets out a plan for modern, attractive buildings which are both environmentally sustainable and efficient to run. Central Quay will also be pedestrian-friendly and thoughtfully landscaped to provide people friendly urban spaces, all of which help to create the ideal work destination.”

Joint letting agents at Central Quay Business Park are Ryden and DTZ.

Ewan Cameron, Glasgow Managing Partner at Ryden, said, “Central Quay has fantastic potential for occupiers looking to relocate to an exceptional central location. We are in a position to provide bespoke buildings to a range of companies at a site within the International Financial Services District. It’s an area with a growing reputation and the ideal location for businesses on the move.”

Bill Colville, Senior Director at DTZ said, “With Central Quay moving into a new and exciting phase of development, we are looking forward to showcasing the business park’s potential to the wider market.”
